Home Detective Home Inspection Services
Home Detective MN offers a variety of home inspection services. Traditionally, home buyers request an inspection before closing to identify any potential problems or concerns.
Home sellers also request pre-sale inspections so they can address potential issues before an offer is made on their home, making the process faster, smoother and more cost-effective for both sellers and their brokers.
We Do New Construction Inspections, too!
A home inspection on a new house is a great idea. Even though the house may be newly built, there still could be problems with the construction or installation. The usual warranty may not cover these issues. If they’re hidden, they may not surface for several years – after causing major damage.
A thorough home inspection by Home Detective MN helps ensure minor issues or potential major problems are addressed before closing on the home.

What's The Difference Between a Home Inspection and a Warranty?
A home inspection is NOT a home warranty. There are major differences between them.
- A home inspection is designed to make you aware of existing issues with almost every area of your home from the foundation to the roof.
- Home warranties are designed to protect you against future failures of most appliances and mechanical systems. Note that warranties do not cover many areas, such as foundations, roofs, exterior components, safety issues, etc.
- Warranties only cover mechanical components, and will not cover issues that are in disrepair or would be considered a pre-existing issue.
- A home inspection will make you aware of the current conditions of the mechanical systems.
At Home Detective MN, we recommend that all home buyers purchase a home warranty to protect you against future failures that home inspections cannot predict.

New Radon Testing as of January 1st, 2019
Pricing for Homes Requiring multiple monitors
Regulations of the Minnesota Department of Health radon licensing law require that homes with multiple foundation types require multiple simultaneous radon tests. Please note that this is a requirement by the state. Measurement providers MAY NOT run a single test device when more are required, EVEN IF THE CUSTOMER REQUESTS A SINGLE TEST. Measurement provider are bound to these rules or face the potential of losing their license. Requiring multiple test devices for testing a single home has complicated the pricing. Often, the number of testing devices required cannot be determined until we are in the home.
Unfortunately, deploying, retrieving and analyzing more test leads to increased costs. Therefore, an additional fee for each additional monitor has become necessary.
We have adopted the following price structure
(Effective for Tests Started on or After March 1st, 2019):
1 Monitor $175; 2 Monitors $225; 3 Monitors $250; 4 Monitors $275
